All stays require at least a 3 night minimum, unless other arrangements are agreed to with the owner. Our nightly rates are as follows:

All bookings require a $500 security deposit and full payment prior to occupancy. Montana law also requires collection of a 10% lodging and resort sales tax. Stays of more than 30 consecutive days are exempt from tax and are eligible for a 15% discount.

Rental Payment:
We require the $500.00 security deposit to confirm a reservation and full payment prior to occupancy. If your payment is not received by the due date, your reservation may be subject to cancellation.

Security Deposit:
The $500 deposit will be returned within 14 days after your departure. The security deposit will be charged for any damage, loss or excessive cleaning resulting from your stay. When you lease Misty Chalet assume full responsibility for the house and its contents, as well as your personal property. Always lock the doors and windows when you leave.

Cancellations:
To cancel a reservation, you must provide a 30 days written notice prior to your scheduled arrival date. If your cancellation notice is on time, all advance funds will be returned to you. If written notice of less than 30 days is received, all advance funds may be forfeited.

Weather/Access:
Misty Chalet is located in the very mountainous Big Sky Montana where average snow fall has reached 400 inches per year. Some roads and our driveway are somewhat steep. Therefore, we highly recommend that you use a four-wheel drive vehicle during the snow season. If you need to rent a four-wheel drive vehicle, they are available at the Gallatin Field Airport in Belgrade just north of Interstate 90.

Check-in and Check-out:
Check-in time: 3:00 p.m. Check-out time: 11:00 a.m. If you need to make alternate arrangements, please make arrangements with us at mistychalet@cox.net prior to check in.

Accommodations:
Every effort has been made to assure accurate descriptions. However, we may change our furniture and/or decor. Such changes will not void or alter the terms of the rental agreement. Distances to the nearby attractions are approximate.

Occupancy:
Occupancy is restricted to the number of occupants as described and paid for. The Misty Chalet Rules and regulations are posted in the house and all renters and guests are asked to follow all rules for the property.

Telephone:
The home is furnished with telephones for your convenience and safety. Long distance calls outside of the 406 area code can be made with calling cards only or personal cell phones only.

Cleaning:
The home will be cleaned prior to your arrival, and again after your departure. Excessive departure cleaning will be deducted from your security deposit. You may arrange to have additional personal cleaning during your stay for an added fee. For extended stays, cleaning requirements will be negotiated with the owner.

Maintenance and repairs:
We make every effort to ensure that all equipment is in working order. In the event of a breakdown, we will strive to repair it as soon as possible after being notified of a problem. We cannot guarantee that televisions, appliances, etc. will not break down during your stay and therefore, no refunds or adjustments will be made for mechanical failure. Furthermore, there will be no refunds or adjustments made for any other unexpected situation beyond our control.

Lockout/lost key policy:
The key to the main entry door is located in the lockbox attached to the post adjacent to the door. Once you have a confirmed confirmation, you will be given the code to the lock box that will be in effect during your stay. The caretaker will also have a key to the unit in case of emergency or lockout, however, there may be a charge for his services or for lost keys and this will be deducted from the security deposit.

Smoking:
Smoking is not permitted in the house. Cigarette smoke smells and burns remain in the house after you have departed. Violation of this policy will result in additional cleaning charges. Smoking is permitted outside the house, but not on the decks and front porch.
